Prepare for AGMs

AGMs are not a free for all.  Strata legislation is structured to ensure maximum lot owner participation, engagement and transparency around AGMs. For those reasons, the AGM is heavily regulated and you can’t turn up expecting to say and do as you please, whenever and however you like. It’s not going to happen. You need to do all your work BEFORE the AGM, not at it.  

 

AGM Legislative Requirements

It is so important to know what you are talking about. Because the AGM is so tightly controlled, it is important you know what you are talking about if you intend to challenge anything. If, for example, you intend to claim a motion is out of order, make sure you do so knowing full well what the legislation requires there. Speaking vaguely or being completely incorrect lessens your position.  

 

Prepare for Disappointment 

 There is no legislative right to get what you want at an AGM. Things are subject to a vote. If you don’t get the numbers then you won’t have your preferred motion passed and nor will you get elected. Unless something has been done seriously wrong, you just will have to suck that up and accept the disappointment inherent in it.
